how do senior communities get away with age restrictions?

I’m just curios that’s all, but I often wonder how they can do it. When I fill out an application for an apartment the contracts clearly reads that fair housing cannot discriminate based on age, religion, ethnicity, gender, etc. so how is it that you cannot live there if you are under 55+

    It is part of the contract people sign when they buy these homes, so I guess it’s allowed.

    It doesn’t make sense, but it’s because it’s in the best interest of the elderly. Designated living areas for the elderly can get away with that kind of thing, because it’s not hurting anyone, and mostly helping the old people.
